The most common place for any roof to experience leaks is around a penetration in the roof. While the shingles themselves are pretty durable, the flashings around penetrations such as pipes, chimneys, and electrical masts, are significantly less so and may begin to fail about 8-10 years after installation depending on the flashing installed. Most often this manifest's itself as a leak in a bathroom, kitchen, or around a fireplace/chimney.

There are many ways to tell when a TPO roof is nearing the end of it's life span. The first is to see if the flashings around penetrations and laps in the sheets are lifting, as this could indicate the initial heat welding is failing. The second way it to investigate the sheet itself and see if a white fabric called "scrim" is showing through your membrane. This will indicate that the membrane is wearing thin and allowing water through the sheet. If there are walk pads on your roof, the perimeters of the pads are also a common area for sheet deterioration over time.
